About Our Homes and Company Policies

Each home and condominium on our management program is privately owned, and is non-smoking. Smoking is allowed in vehicles and outside of the home or condo on the property only. The Sunriver resort area is completely non-smoking due to the extremely high fire danger, so please properly distinguish and dispose of your cigarette/cigar butts.
Check-in time is 4 pm and check-out time is 11 am. We are very strict on adhering to the set check-in/out times. After all, our staff needs time to get in and clean the property before the next guest arrives. During peak times, check-in may be delayed. OWNER,OWNER Guests and SUNSET REALTY GUESTS must comply with the above check-in/check-out times. The following items must be completed prior to 11:00am Check-out:

All possesions must be removed from the premises.

All guests must lock and depart the premise and not return to the premises.

All guest vehicles must be removed from the driveway of the premises.

All keys must be returned to Sunset Realty’s Log office in the Business Park at or before 11:00am.
Failure to comply with any of the check-out requirements listed above by OWNER GUESTS (*G), OWNERS AND SUNSET REALTY GUESTS, will result in charges of $50.00 per hour. We will not prorate the hours (Any portion of an hour will be a minimum charge of $50.00). A flat fee of $50.00 per offense will be assessed to OWNERS when guests DO NOT obtain and return keys from/to Sunset Realty’s Log Office in the Business Park.
** Please note NO ARRIVALS OR DEPARTURES ARE ALLOWED ON CHRISTMAS DAY (DEC. 25). We do this to allow our employees to spend the holiday with their families. Don't worry if a problem were to arise with your vacation rental, we do have employees on call for emergencies.
Nightly Rates & Special Nightly Rates:
Lodging specials are taken off the peak (middle) rate! Lodging specials are not valid over holidays or holiday periods unless otherwise noted. The base rate is quoted first, followed by the peak rate, and finally, the Christmas/New Year's rate. In addition to the nightly rate, there is a non-refundable cleaning fee and taxes.
Making a Reservation - We offer a complimentary 24-hour hold on any Sunriver vacation rental home or condo if you find you need a little more time before commiting to a reservation. Upon making a reservation, we ask for a deposit of 2nights rent to hold the reservation, which is put towards the balance owed, and the final payment is due upon arrival. This deposit is completely separate from the security damage deposit. In addition, there is a 7% Deschutes County Room Tax, 1% Oregon state lodging tax, and an 8% Sunriver Recreation and Promotion Fee and a non-refundable cleaning fee. Amenities are subject to downtime. Sunset Realty reserves the right to cancel or move any reservation. Square footage is approximate.
Minimum Stays: Please inquire with our office on shorter stays during minimum stay periods. Minimum stays vary according to the specific peak time. We reserve the right to cancel your online booking if the following minimums are not met.
2 night minimum standard for advance bookings through most of the year except for the following time periods:
- Martin Luther King - 3 night min.
- President’s Weekend – 3 night min.
- Memorial Day Weekend – 3 night min.
- July 1- July 6, 2008 (5 night min.)
- July 7-July 18, 2008 (4 night min.)
- July 19 - Aug 17, 2008 (5 night min.)
- Aug 18-28 (3 night min.)
- Labor Day Weekend – 3 night min.
- Thanksgiving Holiday (4 night min.)
- Dec 16- 31 (5 night min.) NO ARRIVALS OR DEPARTURES ON DEC. 25 th (our office is closed all day)
Usually, we can try to fit your reservation in between longer stays, so please give us a call to inquire about shorter stays at (877) 864-9767.
Cancellations: Reservation cancellations will result in a $25 cancellation fee. If you cancel your reservation within 14 days of your arrival date (30 days for major holidays, July and August), your security deposit will be forfeited. There is $25 charge for checks returned for non-sufficient funds.
Security Damage Deposits: In order to protect our home owners and their belongings, there is a required damage deposit on all rental homes and condos. The non-refundable Damag Waiver Fee is based upon the size of your home, which varies from $35 to $100. Please inquire with our front desk staff for more information on the Damage Waiver Fee.
What Can I Expect to Find in the Vacation Homes & Condos? All of our homes are fully furnished and supplied with linens, and a starter set of soap, paper products, and coffee filters. All of our homes and condos are equipped with cable television and FREE wireless (and standard) high-speed Internet access.The kitchens are completely equipped and ready for you. We recommend you bring any specialty cooking utensils you may need during your stay, and of course, food and condiments.
Hot Tub, Bikes & Air Conditioning: A majority of our homes and condos have a hot tub, please review the home description for verification. Not all of our homes have air conditioning. If the description does not say air conditioning, then the home or condo does not have air conditioning. Some homes are equipped with bicycles, however, we cannot guarantee the presence or condition of them. It's best to bring your own bicycles, or you can always rent them while you are here. You receive a discount with our Sunset Perks!
Phones: A telephone is in every home. Local and toll free calls are free of charges. If you need to make any long distance phone calls, we have calling cards available at our front desk for purchase. All phones in the homes and condos are not able to make any long distance or accept collect calls.
BBQs & Firewood: All of our homes have gas barbecues. Firewood, along with fire starters in lieu of kindling, are provided to the properties having a wood stove or a wood burning fireplace.
Lost & Found: Sunset Realty is not responsible for lost and misplaced items. We do try our best to return any items you may have left; however, we do charge a $10.00 handling fee and shipping charges for the items left. We regret we have to do this, but it is very costly for the time, energy and labor it takes to keep track of all the items that are left in our homes on a regular basis. If you have left something behind, please fill out the online request form.
Pet Friendly Rental Homes & Condos Fee: Our pet friendly homes and condos have an additional pet fee of $10 per night, per pet, or $15 per night for more than one pet. Please note this fee does not cover any damage done by the pet. If there is damage done by the pet, this will be taken from the security damage deposit. |
